Updated October 2026

A Nevada-side Lake Tahoe purchase begins with two distinctions: which county contains the property, and whether you will occupy it as a primary residence, second home or rental. Incline Village and Crystal Bay are in Washoe County; Zephyr Cove and Stateline are in Douglas County. Those differences influence settlement costs and underwriting before the lake view enters the calculation.

Size the loan and document occupancy

The 2026 baseline conforming limit is $832,750 for one-unit properties in all 17 Nevada counties. Tahoe pricing does not create a separate higher Nevada conforming ceiling. Check FHFA Loan Limits and calculate the required mortgage after your down payment to determine whether jumbo financing is necessary.

Jumbo programs can require substantial reserves and detailed asset documentation. Second-home and investment-property pricing also differs from primary-residence financing. Describe intended use accurately, especially if short-term rental income is part of your plan. Rental permission, local permits and lender treatment are separate questions.

Nevada's zero state personal income tax does not by itself establish residency. Likewise, purchasing a vacation property does not make it eligible for the primary-residence property-tax abatement.

Resolve insurance and property restrictions early

Obtain a property-specific insurance quote before relying on a payment estimate. Wildfire exposure, roof condition, replacement cost and carrier availability can change both cost and closing feasibility. For condominiums, the lender may also review the association's master policy, reserves, litigation and project eligibility.

TRPA rules can affect development, land coverage and renovation plans. An existing deck, addition or converted space should not be assumed permitted merely because it appears in the listing. Request permit history and confirm what proposed changes would require before valuing expansion potential.

Compare county costs and long-term payments

Washoe transfer tax is $2.05 per $500, approximately 0.41%; Douglas generally uses $1.95 per $500, approximately 0.39%, with statutory rounding. The Nevada Department of Taxation provides transfer-tax guidance.

Qualifying primary residences generally have a 3% annual property-tax growth cap, while non-primary properties can face a cap up to 8%. Neither percentage is the property's annual tax rate.

Model insurance and association costs with the monthly payment calculator, then compare financing structures through the ARM versus fixed calculator. Basin & Balance can help organize a personalized quote around the actual occupancy and property type.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
