A Nevada closing statement can include transfer tax, title insurance, escrow services, recording charges, and prepaid ownership expenses. These are separate line items, and the party paying each charge depends on the contract, applicable rules, and the services selected for the transaction.

Calculate transfer tax by county

Nevada Real Property Transfer Tax uses a charge per $500 of taxable value or fraction thereof. The percentages below are convenient equivalents, but the statutory increment matters when the value is not evenly divisible by $500.

County locationRate per $500Equivalent rateTax on $500,000
Clark$2.550.51%$2,550
Washoe and Churchill$2.050.41%$2,050
Other Nevada counties$1.950.39%$1,950

These examples assume a taxable transfer with no exemption. Transfer tax is not calculated from the mortgage balance, and the table does not establish who must pay under your purchase agreement.

The Nevada Department of Taxation provides transfer tax information. Ask the closing company to explain the declared taxable value, any claimed exemption, and the allocation shown on your settlement documents.

Separate closing services from prepaid expenses

An escrow or settlement fee pays for transaction administration. Title charges address title examination and applicable insurance coverage. County recording fees pay for recording documents. None is interchangeable with transfer tax.

Your cash to close can also include:

Request an itemized quote rather than assuming every escrow company uses identical pricing. In master-planned communities, ask whether both master and sub-association charges appear. Confirm how outstanding SID/LID assessments will be handled.

Reconcile the estimate before signing

Use the closing cost estimator for planning, then compare it with your Loan Estimate and Closing Disclosure. The Consumer Financial Protection Bureau explains those forms and the distinction between loan costs and other costs.

Nevada's community property rules can affect vesting and required signatures, so provide accurate marital-status information early. Annual property taxes are a different obligation from transfer tax; review the property tax cap guide when estimating your ongoing payment.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
