Updated October 2026

A Nellis or Creech assignment can put Aliante, North Las Vegas, Skye Canyon and Centennial Hills on the same shopping list, but they are not all in the same municipality. Aliante is in North Las Vegas; Skye Canyon and Centennial Hills are associated with northwest Las Vegas. Compare the actual commute, parcel jurisdiction and neighborhood charges before narrowing the financing options.

Evaluate VA eligibility before using FHA as the default

For eligible borrowers, VA financing can offer no required down payment and no monthly mortgage insurance. Full entitlement generally removes a county loan-limit restriction on a zero-down purchase, although income, credit, appraisal and lender requirements still apply. Partial entitlement requires a separate calculation.

A VA funding fee may apply unless the borrower qualifies for an exemption. If financed, it increases the balance and payment. Military buyers should document income components, service status and occupancy plans early, especially when a permanent change of station affects timing.

FHA provides another route, with a 2026 Clark County one-unit limit of $541,287. FHA mortgage insurance changes the cost comparison, so evaluate the total payment and upfront charges. Use HUD FHA Mortgage Limits to verify the county framework.

Add the neighborhood costs that listings compress

Aliante and Skye Canyon properties can have association obligations that differ by subdivision. Centennial Hills also includes varied housing types and fee structures; a neighborhood label does not establish whether a particular home has an HOA.

Nevada’s qualifying primary-home tax abatement generally limits annual property tax growth to 3%, not the growth of every housing expense. A rental conversion can change the property’s treatment.

Compare assistance with the underlying loan

The Nevada Housing Division offers Home Is Possible programs, including HIP For Heroes. Check current eligibility rather than assuming every service-connected buyer or every VA mortgage qualifies for the same assistance.

Nevada’s 2026 conforming one-unit ceiling is $832,750 statewide. That conventional benchmark should not be confused with VA full-entitlement rules or the lower Clark County FHA ceiling.

Run VA, FHA and conventional scenarios through the monthly payment calculator, then review the Clark County mortgage hub. Basin & Balance can help compare cash needed, mortgage insurance, funding fees and remaining savings against the expected length of ownership.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
