Updated October 2026

Moving from a starter home into Damonte Ranch, Somersett or Caughlin Ranch requires more than comparing bedrooms and interest rates. Damonte Ranch is in south Reno, while Somersett and Caughlin Ranch offer different western Reno settings. Basin & Balance evaluates each address individually for flood exposure, insurance, association obligations and the equity available from your current home.

Establish the property's real monthly cost

A neighborhood name cannot determine whether a lender will require flood insurance. Obtain an address-specific flood determination, review available mapping and price coverage before removing financing contingencies. Standard homeowners insurance generally does not cover flood damage.

Ask for the HOA budget, reserve information, current dues and pending assessments. Where master and sub-associations coexist, both payments affect affordability. SID or LID obligations may also appear separately or on the tax bill; determine the remaining balance, payment schedule and settlement treatment.

Nevada's assessed value is generally 35% of taxable value, which combines land market value with depreciated replacement cost of improvements. Under NRS 361.4723, qualifying owner-occupied primary residences generally receive a 3% annual property-tax growth cap, versus up to 8% for non-primary or rental properties. New construction and other changes can affect the calculation. The Nevada Department of Taxation explains the framework.

Calculate the move-up funding gap

The 2026 one-unit conforming limit is $832,750 in Washoe and every other Nevada county. A purchase above that price does not automatically require a jumbo loan: subtract the down payment first. Confirm the limit framework with FHFA Loan Limits.

For example, a $1 million purchase with $200,000 down produces an $800,000 loan before any financed charges. That sits below the baseline ceiling, although approval still depends on the borrower and property.

Compare timing, not just rates

Use the home equity calculator to frame available equity, then replace rough assumptions with a payoff statement and realistic sale estimate. The ARM versus fixed calculator can illustrate different holding periods, but include potential payment adjustments rather than assuming a refinance will be available.

For higher-elevation alternatives, the Nevada Lake Tahoe mortgage hub adds wildfire, condominium and second-home considerations to the comparison.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
